Finding & Securing Your Property


After registration we will offer you a range of properties that match your criteria. Once you are satisfied with a property, we require a holding deposit (usually 25% of the total amount). Upon receiving the holding deposit, we will withdraw the property from the market.

Referencing & Document checks

 

To assure the landlord and ourselves that you are able to keep up with the rental payments, we do a reference and credit check through an independent referencing agency. We also require the following documents: Proof of identification (Passport or driving license) Previous 3 months bank statements Previous 3 months payslips (if you are self-employed then a letter from your accountant confirming your income) Previous landlord reference Character reference (must be from a professional person)

Payment


Prior to the start of your tenancy, all monies must be received in cleared funds. This is predominantly one month’s rent, one month’s deposit and an administration fee. Please note we will hold your deposit in an accredited tenancy deposit scheme called MyDeposits, and all deposit monies are ring fenced in a separate client deposit account.

Signing the tenancy agreement

 

Once in receipt of the monies, we will draft an Assured Shorthold Tenancy which you must sign. This Tenancy will be for a minimum of six months and renewable thereafter.

Moving in

 

Congratulations!! You will be given a set of keys and can now move into your new home. We will carry out a video inventory of the property on the day you move in and keep a copy on file.)
